Design - Build
Consultation
We begin with a free on-site consultaion. We'll discuss your vision for the project, and review general ranges of budget and schedule for similar project types. We help you better understand the scope of the effort and provide as much guidance as necessary to insure you're comfortable with the process.
Design
The Design Phase is traditionally understood to include three stages: Concept, Design (getting those ideas on paper), Design Development (refining and enhancing the design), and Final Construction Drawings (working out all the details).
Stage 1: Concept - Our Project Designer will visit your home and take detailed measurements as well assess critical construction details such as structural configuration and general integrity. This information will insure that as the design concept is developed, important existing conditions are appropriately considered in the process. Local building and zoning code requirements are also confirmed.
Our design team will provide a range of design options to be presented in the form of conceptual plans and sketches. If needed, we can also translate these images into three dimensional rendered models for your review. At this stage more detailed budget and schedule information is reviewed and approved.
Stage 2: Development - Following an agreement on the project concept or approach, the design is developed in more substantial detail. Building details and material selections are reviewed and initial selections are made.
Budget and schedule continue to be reviewed and updated to insure compliance with the initial requirements established at the start of the project.
Stage 3: Final Documents - During this stage, final plans are developed showing all structural and non-structural changes to the proposed space, including detailed layouts of cabinets, countertops, appliances, fixtures, and built in items. Electrical Plans and Mechanical Plans if required are also completed.
Specifications will include details on the products selected.
A final budget and project schedule is accepted and published.
Construction
As a design-build firm, the key project leader, who began your home remodeling process at the design stage remains integrally involved throughout the construction process to insure continuity of design intent and the assurance that project expectations are met.
Prior to the start of construction, we will hold a pre-construction meeting to review the details of the construction process.
Materials are pre-ordered to insure no delays during construction. You'll also have the opportunity to meet with our key trade contractors.
During construction, a weekly project walk through is conducted to keep you fully informed regarding the project status and answer any questions you may have. Project budget and schedule are also reviewed to confirm adherence.
When the project is near completion, a final "punch list" will be generated to identify any outstanding items. These items will be expeditiously completed and a final walk through will be mutually performed to confirm all work is accomplished to your complete satisfaction.
